How a House Is Actually Built: A Chicagoland Homeowner's Guide

If you've never built or majorly renovated a home before, the process can feel like a black box. One week there's a hole in the ground. A few months later there's a house. In between, it can seem like organized chaos.

Understanding that sequence is the single most useful thing a homeowner can know before starting a project, because it tells you exactly when to ask questions, when to make decisions, and when a five-minute conversation can save you thousands of dollars later.

It starts below the ground, and it starts with inspections you'll never see

Before a single wall goes up, a surveyor locates the house on the lot, an excavator digs for the foundation, and a concrete crew pours footings and foundation walls. This is also where Chicagoland's climate makes its first real demand on the budget: because our winters send frost deep into the ground, local building departments require footings to extend well below the frost line, commonly 42 inches below grade across Chicagoland municipalities, more than three times the national code minimum. Skip that depth, and frost heave can crack a foundation within a few winters.

Once the foundation is in, it gets waterproofed, drained, and backfilled, and if there's a basement, the slab gets poured. None of this is visible in the finished home, which is exactly why it matters so much that it's done right the first time.

The frame: where the house starts to look like a house

Framing is the phase everyone recognizes, floor systems, then walls, then roof structure, going up in that order because each one depends on the one before it being square, level, and plumb. A framing crew that's a quarter-inch off on the first floor deck isn't creating a quarter-inch problem. That error compounds through every trade that follows: the electrician routing wire, the tile setter trying to lay a level floor, the cabinet installer trying to get a face frame flush to a wall. This is where a carpentry-first background matters, the quality of the frame sets a ceiling on the quality of everything built on top of it.

Once the walls and roof are framed and sheathed, the crew wraps the exterior in a weather-resistive barrier, sets the windows and doors, and gets the roof on. At that point the house is "dried in" — protected from rain regardless of what the weather does next and the interior work can begin on its own schedule.

Rough-in: the phase that decides how your house will actually perform

With the frame open and exposed, three trades move through the house in a specific order: HVAC first (ductwork needs the most space and the least routing flexibility), plumbing second (drain lines have strict slope requirements that limit where they can go), and electrical last (wire is the most flexible of the three and can route around what the others have already committed to).

This is, quietly, the most consequential phase of the entire build. Once insulation and drywall go up, this work is invisible. If a duct run is poorly sealed, if insulation gets compressed around a pipe, if a wire is stapled through a joist it shouldn't be — none of that shows up at the final walkthrough. It shows up two winters later as a cold room, or five years later as a utility bill that doesn't match a comparable home down the street.

Insulation and drywall: covering it all up, for good

Once every rough-in has passed inspection, insulation goes in — and here, installation quality matters as much as the material itself. Insulation that's compressed, gapped, or misaligned around wiring and plumbing won't perform to its rated value, even though it will look "installed." The same is true of air sealing: a wall can be fully insulated and still leak heat badly if the air barrier around it isn't continuous.

Drywall follows — hung, taped, and finished — and at that point, everything behind it is out of sight for the life of the house, barring a renovation.

Finishes: where the house becomes yours

From here, the trades that give a house its personality take over: trim carpentry, cabinetry, flooring, countertops, paint, and the finish (trim-out) work for plumbing, electrical, and HVAC — faucets, switch plates, registers, and equipment startup. Exterior work — siding, gutters, driveways, landscaping — often runs in parallel. Driveways and patios are frequently held until near the very end specifically to avoid damage from heavy delivery trucks, like the ones bringing in drywall earlier in the process.

The project closes with a final inspection, a certificate of occupancy, and a walkthrough where any remaining small items (the "punch list") get identified and corrected.

Why understanding this sequence protects you and five questions worth asking your contractor

The single most useful thing you can do as a homeowner is ask your contractor, at each of these phase transitions, to show you the work before it's covered — photos if you can't be on-site, a walkthrough if you can. It costs nothing, and it's the only point in the entire process where a mistake is still cheap to fix.

You don't need to become a builder to protect your investment — you just need to know when to ask a handful of specific questions:

  • At the foundation phase: "What's the footing depth here, and how does that compare to the code minimum?" In Chicagoland, the honest answer should reference frost depth, not just a generic number.
  • Before framing starts: "How are you sequencing the floor, walls, and roof, and what tolerances are you holding?" A contractor who can answer this specifically — not just "we'll frame it up" — is thinking about the trades that come after framing, not just framing itself.
  • Once the house is dried in: "Can I see photos of the housewrap and flashing before the windows went in?" This is the detail that decides whether your walls stay dry for the next fifty years.
  • Before insulation and drywall go up: "Can you walk me through the rough-in, or send me photos, before it's covered?" This is the single highest-value question in the entire process, because it's the last moment anyone can verify this work without opening a finished wall.
  • At the final walkthrough: "What's on the punch list, and what's the timeline to close it out?" A clear, written punch list with a completion date is a sign of a contractor who treats the end of the project with the same discipline as the beginning.
